You come to Spain on holiday and look in the estate agents windows and think to yourself wouldn’t it be great to live the dream. Have a holiday home or retire to Spain? Lots of people have done it and as everyone knows there is a large population of Britons who have retired to the Costa Blanca.
Don’t buy in a hurry. Research your chosen area. See if there are things like good hospitals nearby, private health schemes, nearby shops. The Spanish National Health is very good. Is there a good community, things to do. The U3A offers lots of interesting group activities and is a way of making new friends. Do you want to live on the coast or inland. Cost wise inland is better value for money at the moment. You can live within a short driving distance from the sea. Rent for a while if you are looking to retire in an area so you can get to know it better and see if you like it.
Find a good agent. Do you have the funds to buy or can arrange funding. Most agents like proof that you have the funding. Be specific about what you are looking for. My advice if looking for a retirement property is to avoid lots of steps. Some villas are built on steep hills and have steps. The legal system and buying a property in Spain is different to the UK. Normally if you see a property you want to buy a holding deposit can be given in the first instance of around 3,000 euros to take the property off the market for a couple of weeks, if you are then totally sure that this is the place for you a 10 percent deposit is paid in to your lawyers account to be passed on to the vendors’ solicitor. A notary date will be arranged which is agreed by you and the vendor. On that date money transfer will need to be arranged with your bank into your lawyers account and all the paperwork and deeds will be prepared by the notary.
To buy in Spain you will need to obtain an NIE number and have a Spanish bank account. The agents costs are around 5 percent which is paid by the vendor. You are looking at Notary fees and taxes of around 10 percent. This needs to be taken into account when buying. The laws are regional in Spain so costs can change. Do not be persuaded in to having the same lawyer as the vendors. I have know this happen. Make sure you make enquiries about lawyers and find a good one. They will be able to check that there are no outstanding bills or taxes on the property. If this is not done properly you could end up paying. A check will be done that there are no illegal extensions which should be registered on the deeds and that the build is legal and that the plot is registered and legal. All this is very important so you have peace of mind and everything is done properly.
With the right people to make the process go well and give you the right advice the buying process should then be a lot easier. You will also need help and advice setting up the new accounts for the Suma (Spanish rates) Basura annual bin charge, Electricity, gas is sold in bottles and you will need a contract if you have large bottles delivered for central heating, and water. What a wonderful site. The Jalon Valley and the surrounding area is a sea of heady pink and white blossom. So beautiful that people fly in to see it. There are groups of walker’s taking pictures. It only lasts for a short while so you have to catch it before the petals blow off the trees like pink and white confetti.
